We are a growing national student housing owner/asset manager with over 6,000 beds. The properties are of institutional quality with exciting brand identities at some of the nation’s largest and most popular Universities. As we expand our portfolio, social media presence and overall marketing execution have become critical drivers of leasing performance, resident satisfaction, and market positioning. We are seeking a Social Media & Marketing Manager to own the day-to-day execution of our social media presence and digital marketing efforts across the portfolio.
The Social Media & Marketing Manager develops and executes social media and marketing strategies that enhance brand awareness, support leasing performance, and drive resident engagement across the portfolio. This role is responsible for creating and managing content, overseeing paid digital advertising, monitoring analytics, securing brand partnerships that enhance the resident experience, and ensuring that every resident-facing digital touchpoint reflects the company’s standards and the CEO’s vision for how we show up in the market.
The ideal candidate is a subject matter expert in social media and marketing — creative, analytically sharp, and familiar with the student housing landscape. They are comfortable working across multiple properties and markets simultaneously and take genuine pride in how a brand is represented.
_Key Responsibilities_Social Media Content & Management
• Develop and manage a portfolio-wide social media content calendar across all platforms, including Instagram, Facebook, TikTok, and any emerging channels relevant to the student housing audience.
• Create, curate, and publish engaging content that resonates with prospective and current residents and the broader community.
• Ensure content is consistent in voice, tone, and visual identity across all assets and platforms.
• Stay current on social media trends, platform updates, and student housing market dynamics to keep content fresh, relevant, and competitive.
• Coordinate with third-party property management companies to gather property-level content, photos, and updates for use across social channels.
• Partner with on-site teams during key property events — including move-in, community events, and amenity activations — to capture and publish timely video and photo content.
Digital Marketing & Paid Advertising
• Develop, manage, and optimize paid social media advertising campaigns across platforms, including Instagram, Facebook, TikTok, and Google to support leasing goals and drive qualified traffic.
• Review and approve ad creative, copy, and targeting parameters to ensure alignment with company standards and leasing objectives.
• Monitor paid campaign performance and adjust strategy, budget allocation, and targeting based on data and results.
• Support leasing campaigns and seasonal promotions with targeted digital marketing execution that drives awareness and inquiry activity.
• Stay current on paid social and digital advertising best practices, platform changes, and emerging opportunities relevant to student housing.
Analytics & Reporting
• Track and analyze social media and digital marketing performance metrics, including reach, engagement, follower growth, ad performance, and content effectiveness across the portfolio.
• Monitor digital analytics to identify what is resonating with the target audience and make data-driven recommendations for content and campaign improvements.
• Provide regular social media and digital marketing performance reporting to leadership on a consistent cadence.
Social Media Standards & Compliance
• Create and maintain the social media playbook, subject to COO and CEO approval, that governs content standards, platform guidelines, and posting protocols across the portfolio.
• Ensure all social media content across third-party operators aligns with company standards and guidelines.
• Review and approve property-level social media content from third-party operators to ensure consistency before publication.
Cross-Functional Collaboration
• Partner with third-party property management companies to coordinate content and campaigns at the property level.
• Collaborate with internal teams to ensure social media and digital marketing efforts are aligned with leasing strategy, portfolio goals, and company standards.
• Serve as the in-house subject matter expert on social media and digital marketing — providing guidance and recommendations to leadership on digital trends and opportunities.
Brand Partnerships & Resident Experience
• Identify and secure national and local brand partnerships that can be leveraged for resident events, move-in activations, and community programming — creating both tangible resident value and compelling social media content opportunities.
• Cultivate relationships with consumer brands that resonate with the college demographic to support gifting programs, event sponsorships, and co-marketing opportunities across the portfolio.
• Coordinate with property teams to activate partnerships on-site and ensure partnership-related content is captured and published across social channels.
• Evaluate and manage ongoing partnership relationships to ensure alignment with company standards and resident experience goals.
Marketing Collateral & Creative Review
• Review and approve marketing collateral produced by property teams — including flyers, email blasts, promotional materials, and digital assets — ensuring alignment with company standards before distribution.
• Support the creation of marketing materials as needed to ensure quality and consistency across the portfolio.
• Develop and communicate clear creative standards and templates that enable property teams to produce compliant materials efficiently.
• Work toward a model where property teams consistently produce materials that meet company standards independently.
Website Content & Management
• Manage and maintain content across portfolio property websites, ensuring accuracy of property details, amenities, pricing, availability, and resident-facing information.
• Coordinate ongoing website updates with internal teams, third-party operators, and vendors to keep all property pages current and aligned with company standards.
• Partner with web vendors or development partners on-site maintenance, design refreshes, and functionality improvements as needed.
• Audit website content on a regular cadence to identify outdated information, broken links, or inconsistencies, and drive resolution.
_Qualifications_Required:
• 2 or more years of experience in social media management, digital marketing, or a related field — ideally in student housing, multifamily, hospitality, or a consumer-facing real estate environment.
• Demonstrated experience managing social media accounts across multiple platforms with measurable results in engagement and follower growth.
• Hands-on experience creating, managing, and optimizing paid social media and digital advertising campaigns.
• Strong content creation skills — comfortable writing, editing, and producing visual content (photos, graphics, short-form video) that resonates with a student housing audience.
• Strong attention to consistency — able to maintain a unified voice and visual identity across multiple properties and channels simultaneously.
• Data-literate — comfortable tracking performance metrics, analyzing digital analytics, and using data to inform content and campaign decisions.
• Highly organized with the ability to manage multiple properties, platforms, and workstreams simultaneously without dropping the ball.
Preferred:
• Direct experience in student housing, multifamily, or residential real estate social media and digital marketing.
• Familiarity with social media management and scheduling tools
• Experience with paid advertising platforms, including Meta Ads Manager, TikTok Ads, and Google Ads.
• Experience working with third-party operators or vendors to coordinate content creation and social media compliance.
• Graphic design skills or familiarity with design tools such as Canva or Adobe Creative Suite.
• Understanding of SEO and how social media and digital marketing presence impact leasing visibility and search performance.
